For probate attorneys and personal representatives

When an estate includes a house that's hard to sell, ARCH Relief can be a straightforward buyer. We buy Twin Cities properties that a traditional listing struggles with: estates with title defects, delinquent taxes, deferred maintenance, or heirs who don't agree.

What we buy

  • Houses held in open or stalled estates, sold by a personal representative.
  • Properties where the estate was never settled, including deaths many years ago.
  • Properties with delinquent taxes, old liens, unreleased mortgages or breaks in the chain of title.
  • Individual heirs' shares, when not every heir is ready to sell.
  • Houses that need work. The estate doesn't need to clean out or repair the property first.

How we work with an estate

  1. A short call. Tell us about the property, the estate's status and the timeline. We'll tell you plainly whether we're a fit.
  2. A written offer to the personal representative or heirs. Terms in writing, with nothing to sign until you and your client have reviewed it.
  3. Your process, your timing. We work around court approval, notice periods and any spousal consent the sale requires. Your client's counsel stays in charge of the estate.
  4. Closing through a licensed title company. Taxes, liens and costs are paid from the sale, and title work is coordinated with the title company.

Why attorneys work with us

  • We take on the hard ones. Most buyers pass on estate properties with title or heir problems because of the legal cost and the uncertainty. That's the work we're set up for.
  • We do the title homework. We research the deed history, tax status and heirs before making an offer, and share what we find.
  • No surprise contingencies. Our offers say what they're conditioned on.
  • We're local and reachable. A Minnesota company with a real team, meeting by appointment at Carlson Towers in Minnetonka.

Our attorney

We work with a Minnesota real estate attorney who is a Minnesota State Bar Association Board Certified Real Property Law Specialist, a designation held by fewer than 1% of Minnesota attorneys. He represents ARCH Relief in our transactions; sellers and estates are always welcome to have their own counsel.
