Inherited a Minnesota house that's stuck?
When a parent or relative passes away, the house often sits in their name for months or years. ARCH Relief buys inherited properties in the Twin Cities and across Minnesota, and we coordinate the probate and title work with licensed attorneys so the family doesn't have to.
Does this sound like your situation?
- A parent passed away without a will, and the house is still in their name.
- The estate was never opened, or probate started and stalled.
- Several heirs share the house, and some live out of state.
- The house is vacant while taxes, insurance and utilities keep coming due.
- One relative lives in the house and the others want to sell.
- Nobody is sure who all the heirs are, or one can't be found.
What usually has to happen
Before an inherited house can be sold, someone needs the legal authority to sell it and the heirs need to be identified. In Minnesota that usually happens through probate or another court process, handled by a licensed attorney. Any back taxes, liens or old mortgages are typically paid off at closing.
You don't need to have any of this figured out before you call us. Sorting it out is the work we coordinate.
This is general information, not legal advice. For advice about your situation, talk with a licensed Minnesota attorney.
What working with us looks like.
- 1
We research the record
Deed history, property taxes, probate filings and who may have an interest in the property.
- 2
We make a written offer
For the whole property, or for individual heirs' shares when not everyone is ready to sell.
- 3
We coordinate the legal work
Licensed Minnesota attorneys and a title company handle the probate and title steps, at our cost.
- 4
You're paid at closing
The sale closes through a licensed title company, and each heir receives what was agreed in writing.

Common questions.
Don't see your question? Call (763) 313-8891 and we'll talk it through.
Do we need to open probate before we call you?
No. Many families call us before anything has been filed. We'll look at the property and the family situation with you and explain the likely next steps in plain terms.
What if one of the heirs won't cooperate?
It happens often. In many cases we can buy the shares of the heirs who want to sell, even if others aren't ready. See selling your share for how that works.
Do we have to clean out or repair the house?
In most cases, no. Tell us what's there and what condition it's in, and we'll take that into account in our written offer.
Are you attorneys?
No. ARCH Relief is a real estate company, not a law firm, and we don't give legal advice. We work alongside licensed Minnesota attorneys, and you're always welcome to have your own attorney review anything we propose.
