Own part of a property? You may be able to sell just your share.

When a property is shared among several heirs or co-owners, one person can be ready to move on while the others aren't. In many cases, ARCH Relief can buy just your share, so you're paid for your interest without waiting for everyone to agree.

When this comes up

Does this sound like your situation?

  • Several siblings inherited a house and can't agree on what to do.
  • One co-owner lives in the property and doesn't want to sell.
  • Some owners live out of state and want to be done with it.
  • A relative with a share can't be reached.
  • You need the money now and the others want to wait.
  • The property is stuck in probate or has unpaid taxes.
Good to know

What selling your share means

When you sell your share, you're paid for your interest in the property and you're no longer an owner. The other owners keep their shares, and ARCH Relief becomes a co-owner alongside them.

Every situation is different, so before you decide we'll explain in writing what a sale of your share would mean for you and for the other owners. You can have your own attorney review it.

This is general information, not legal advice. For advice about your situation, talk with a licensed Minnesota attorney.

Questions

Common questions.

Don't see your question? Call (763) 313-8891 and we'll talk it through.

Do the other owners have to agree?

Often, no. In Minnesota a co-owner can usually sell their own share without the other owners signing. Every title is different, so we'll confirm how it works for your property before you decide.

What happens with the other owners after I sell?

They keep their shares. ARCH Relief becomes a co-owner with them and works with them on next steps, whether that's buying their shares too or another arrangement.

What if probate was never opened?

That's common. We'll look at the record with you, and licensed attorneys handle any probate or title steps needed, at our cost.

Do I pay anything out of pocket?

No. We cover the costs of the title, probate and recording work. The price for your share is set out in a written agreement.
